Certified Official Translations & Certifications – Interpretation in Contracts / Power of Attorneys

Our Office undertakes the validation and official translation of any kind of documents from English and German to the English language and vice versa, as well as the interpretation in case of contracts / power of attorneys if one of the parties speaks English or German. Furthermore, we take on any action required for real property transfer (i.e. open a bank account; consultation with public services; obtain Personal Code Number directly from the Tax Office located in Greece; review of the contracts in the Cadastral Office; representing clients in the preparation and execution of notarial deeds for the transfer of real property rights; transcription of the contract in the Land Registry / Cadastral Office etc.). In addition, within the framework of the Bar Code and according to the relevant provisions, our office undertakes the official ratification of documents.

Land Registry

The Land Registry is essentially a complete record of all real estate and rights (registrable rights) on them throughout the country, in order to protect and secure them. Our office undertakes:

• real estate registration in the designated Cadastral Office (review of the required supporting documents: contracts, site plan, E9, filling out applications and submit to the Cadastral Office);
• filing of objections / requests for correction or amendment of the initial real estate registrations at the stage of pre-posting and posting of the cadastral tables;
• any legal control (due diligence) in Land Registry and Cadastre (in order to check if there any encumbrances on real estate, if the property has been already registered in the Land Registry or if it is a property of an “unknown owner”, collecting any certificates etc.);
• extrajudicial correction of the initial registrations of the cadastre (correction of a “manifest inaccuracy”, correction of the area or boundaries of the property upon a request for geometric changes);
• registration of registrable deeds such as: contracts, applications, lawsuits;
• judicial correction of the initial registrations of the cadastre (correction of registrations that incorrectly state the property belongs to “unknown owner”, correction of location, boundaries or area of real estate that have been incorrectly registered in the land registry, etc.)

Rental Disputes

Enforcement is the process by which, with the assistance of the competent state authorities, the satisfaction of a right or a claim arising from an enforceable title (court decision, contract, arbitral award, payment order) is achieved. If there were not enforcement proceedings, the issuance of a favorable court decision and the legal protection provided by it would be incomplete, but under enforcement proceedings the beneficiary can be satisfied, successfully achieving the collection of his claim and in general the realization of his right or his claim.
